We do not charge you for the full eviction like most law firms do. We only charge for the steps that are required. So if a Tenant pays or vacates the property before the Writ (Step #3), then you only pay for Steps 1 & 2.
Each service we provide is independent of each other. We do not “automatically” proceed with the next step in the process unless we are instructed to do so by you ordering the service online or calling the office.
The following schedule is for the state of Maryland. Please call for DC and Virginia.
Step 1: Failure to Pay (Rent Notice) - $150 (PG County, Anne Arundel , and Baltimore City)
- $225 (Montgomery County, Baltimore County, Harford, Howard, Charles)
- $325 (Calvert, Cecil, St. Mary's, Carroll, Fredrick)
The items included in this initial step are:
● Filing the Failure to Pay (form DC/CV 82) with the Maryland District Court
● Sending a letter to your tenant demanding payment
● One court appearance on your behalf
● For rental balances going back over 6/months there may be a surcharge of $100.00
Step 2: File Warrant Of Restitution/ (Eviction Notice) – $150
Once the judge has ruled for a judgment in your favor, the next step is filing a Warrant of Restitution.
Step 3: Tenant Eviction Notification-Mailing & Posting (Baltimore City Only) – $125
Baltimore City Residents require special notifications.
Step 4: Eviction – based on number of bedrooms. Call for pricing.
Our fee includes filing the paperwork and 1 court appearance per case.
We keep you informed throughout the entire Rent Court/Eviction process via email.
